As the developers of Sailor’s Cove we feel it is important to balance the environmental and aesthetic needs of the community with the economic needs of the project. The site is just north of Kingston Point Park on both sides of North Street with the easterly portion adjacent to the Hudson River (approximately 2,000 feet of frontage directly along the Hudson River, comprising 76 acres). Surrounding land includes hilly, undeveloped, heavily-wooded land and scattered single family homes. The plans as expressed for our site, with 360 units, are appropriate as we have maintained the beautiful natural contours of the property by building our units into the existing slopes of the site, creating a variety of architectural perspectives. We have maintained a lower density of units well below the threshold that the current zoning allows. The lower density will leave wide areas of open green space with natural views of the waterfront and surrounding areas, affording maximum visual impact. We have included in our site plan the natural roads and pathways that are laced throughout the project, which rise from the river level to the steepest slopes. The unit mix of Sailor’s Cove may also provide, for some members of the community, the ability to secure their housing needs based on spatial requirements as well as product type as we are offering townhouses, condominiums, senior housing and rentals. It is also important for Sailor’s Cove to create a synergy with the surrounding areas by being a residential component as well as a destination point for the community. We have included in Sailor’s Cove areas of public access from public parking, a jogging path, bicycle path, a boardwalk along the Hudson River, a public bandshell as well as 60,000 square feet of commercial space for restaurant and retail space.
